Buena Vista is a well manacured, turn-key ranch in northern Wilbarger County, TX. Excellent year-around hunting and fishing, abundant grazing, and prime farmland put this property a step above the rest!

From rolling, grass-covered hills to 30' hardwood trees and thick brush, Buena Vista is as diverse as it is unique. The property is well balanced, with approximately 250 acres in cultivation, 250 in improved pasture, 200 in bottom grassland, and 550 in thick woods. A large bluff runs through the middle of the ranch for approximately 1.5 miles and creates awesome views across the Red River valley below. On clear days, the view continues all the way to the Wichita Mountains, almost 30 miles north of the ranch!

A variety of trees can be found here. Hackberry and cottonwood dominate the bottom pasture, while chinaberry groves line the ravines. Elm, osage, mesquite, and cedar are found sporatically throughout the ranch as well.

The hunting on Buena Vista is top of the line. It has not been hunted in over two years, so the wildlife populations have increased significantly recently. The variance in open pasture and dense woods allows opportunity for both rifle and bow hunting.

Herds of 20+ whitetails can be seen regularly running through the cottonwood groves near the river. Typical bucks in this area of the county range from 140-170 B&C. There is not a lot of hunting pressure around the ranch either; Buena Vista is surrounded by large ranches, ranging from 1,500-7,000 acres in size.

Rio Grande turkeys leave their mark all over the bottom creek and wooded areas. There are plenty of roosting areas and open pasture for them. The bottom grassland has lots of plum thickets, which are ideal for bobwhite quail as well. The improved pasture is full of tall native grasses and brush, including bluestem, gramma, and sage, and is ideal for quail hunting. These tall grasses make great bedding areas for deer too, and it is common to see whitetails jump up suddenly in the pasture while you drive down the ranch roads.

The native sunflowers and plentiful water keep the dove here late into the season. On the east side of the ranch near the river, there is a large marshland, which is springfed. This area is full of tall cattails and holds water most of the year. It is great for duck hunting and flocks regularly vear off of the river flyway to go to it.

Year around sport includes wild hog, bobcat, coyote, plus lots of varmits and critters. The Red River offers great channel cat fishing too. The ranch has a large water tank that could be stocked with catfish, bass, or crappie. This tank has a water line ran to it underground and can be filled up at the owner's will. Continual water sources like this tank, the marshland, river, and pasture troughs provide year-around nutrition for the native wildlife.

Like the hunting, the farm/ranch operation at Buena Vista is top-notch. The 250 acres of cultivated ground is all continuous and is currently being planted in winter wheat. There are three irrigation wells in the fields, and a three-tower pivot is set up and ready to use. This irrigation system allows for a variety of crops to be grown in addition to wheat, such as alfalfa, milo, oats, and/or coastal bermuda.

Between the farm land and the native/improved pasture, the ranch will carry 400-500 stockers, depending on the rainfall for that year. The whole ranch has excellent fences; both perimeter and cross fences are five-line, barbed wire and have reinforced corners for durability. There is a very nice set of pipe-fence corrals, with traps coming from all the different pastures to the main loading chute. Two large metal barns are near the corrals as well, ideal for storing hay or equipment.

In addition to hunting, farming, and ranching, Buena Vista offers many recreational activities. The high bluffs and wooded areas make for great horseback riding. The sandy hills and trails along the river are perfect terrain for ATVs and four-wheelers. There are several locations in the woods that would be great for picnicing or camping out too. With a mile of frontage on the Red River, a person could even go tubing to cool off from the summer sun.

The property has around access, with frontage on Hwy 283. From the main entrance, a paved road winds through the south pasture to a recently remodeled, 2BD/2BTH brick house. This ranch-style house comes completely furnished with couches, chairs, beds, appliances, etc., ready for you to come in and enjoy!

All of the bedrooms have new berber carpet; the living areas have stained concrete floors. In the kitchen and bathrooms, the owner put down a beautiful wood grain vinyl that is very durable and easy to keep. The whole house has been set up to be as low maintenance as possible. The rooms are large and flowing; there's plenty of storage and even a small bar! The sunken living room has vaulted ceilings and a brick fireplace to relax by.

Outside is a covered sitting area and open porch. An inground cellar is just off the back door, for quick access if needed. The front and back yards have bermuda grass.
